Understanding Your Home's Water Pressure: Common Issues and Fixes

January 12, 20266 min read

Water pressure is one of those things most homeowners take for granted until something goes wrong. Whether your shower has turned into a disappointing trickle or your pipes are banging every time you turn off a faucet, water pressure problems are not just annoying. They can indicate serious underlying issues with your plumbing system. Understanding the basics of residential water pressure will help you identify problems early and know when professional help is needed.

Normal residential water pressure falls between 40 and 60 pounds per square inch, or PSI. You can check your home's water pressure with an inexpensive gauge that screws onto any hose bib or outdoor faucet. If your pressure reads below 40 PSI, you are likely dealing with low pressure that affects the performance of showers, dishwashers, and washing machines. In parts of Covina and the San Gabriel Valley where homes sit at higher elevations, low pressure from the municipal supply is more common and may require a booster pump to resolve.

Low water pressure has several common causes. Corroded or clogged pipes are the most frequent culprit in older San Gabriel Valley homes. Galvanized steel pipes, widely used in homes built before the 1970s, corrode from the inside over time, gradually restricting water flow. Mineral deposits from our hard local water compound this problem by building up inside pipes and further reducing the available diameter. If low pressure affects your entire home rather than a single fixture, pipe corrosion or buildup is the likely cause and typically requires a partial or complete repipe to resolve permanently.

High water pressure, while it might sound like a good thing, actually causes more damage than low pressure. Pressure above 80 PSI puts excessive stress on pipes, fittings, water heater tanks, and appliance supply lines. Symptoms of high pressure include banging pipes, also called water hammer, running toilets, dripping faucets that cannot be tightened enough to stop, and premature failure of washing machine hoses and water heater components. Many homes in the lower-elevation areas of Covina and West Covina receive water at pressures exceeding 100 PSI from the municipal system.

The solution for high water pressure is a pressure reducing valve, or PRV, installed on your main water line where it enters the house. Most homes built in the last 30 years already have a PRV, but these devices have a lifespan of about 10 to 15 years and can fail over time. If your home has an older or malfunctioning PRV, replacing it is a relatively straightforward repair that protects your entire plumbing system. Flash Plumbing recommends checking your PRV every few years, especially if you notice any symptoms of high pressure.
